<video:title>He Sold a Termite-Infested Home With a Fake Report</video:title>
<video:description>A buyer was given a termite report stating that the property was completely clear. Months after closing, two independent inspections found termites throughout the home.

The original seller was also a licensed real estate agent who had previously received a report documenting the infestation. That report was never disclosed. Instead, the buyer received an altered report connected to a termite company that apparently did not exist.

The DRE investigation uncovered much more than a disclosure violation. The case involved fabricated documents, unauthorized electronic signatures, unlicensed activity, failed broker supervision, and multiple real estate transactions operating with little meaningful oversight.

In this episode of True Crimes of Real Estate, we examine how one hidden termite report exposed serious problems throughout an entire brokerage. We also discuss what buyers and agents can do to verify reports, document disclosures, research license histories, and protect themselves during a transaction.</video:description>
